Strategy and education

Charmaine Monroe Strategies provides education, planning, and strategic guidance. Consulting does not guarantee loan approval, property availability, investment results, construction results, or a completed real estate transaction.

Private equity consulting

Private equity consulting is limited to project preparation and strategic guidance. Charmaine Monroe Strategies does not sell securities, raise or hold investor funds, act as a broker dealer or investment adviser, guarantee capital or investment results, or provide legal, tax, or accounting advice. Regulated services must be provided by the appropriate licensed professionals.

Consumer mortgage services

Mortgage licensing information and required disclosures are provided through the secure loan application. Loan programs, rates, terms, and approval depend on the borrower, the property, lender requirements, licensing, and availability.

Business purpose financing

Investor and other business purpose financing is separate from consumer mortgage lending. These loans are for eligible property used for rental, resale, construction, or another business purpose and are not consumer loans for an owner occupied home.

Georgia real estate services

Georgia real estate services are conducted through Diamond Realty Brokers. Georgia real estate license #346009. The applicable brokerage agreement and disclosures will define the real estate relationship for each transaction.

Builders and other providers

Builders, lenders, real estate brokers, contractors, property managers, and other providers are separate businesses unless a specific written agreement says otherwise. References to a company or opportunity do not guarantee availability, approval, performance, or results.
